Let Only Service

A letting fee equivalent to 1 month’s rent plus VAT to be paid in full before or at the commencement of the tenancy.

Fully Managed Service

A letting fee equivalent to £420 (£350 plus VAT) to be paid in full before or at the commencement of the tenancy, plus a monthly management fee of 12% (10% plus VAT) of the total amount of the rent to be deducted monthly by us from the rent received. The management fee is applicable to the first fixed term and to all extensions or renewals of the tenancy. In the event that the rent is not received by us, our management fee will remain due. We will invoice you and payment will become due within 14 days.

Abortive Charge

In the event that you withdraw your instructions after accepting a tenant, it is agreed that you will pay an abortive cost of £500 plus vat (£600 including vat).

Insurance

Insurance on the property or rent guarantee is your responsibility.

Building Insurance

You will require buildings insurance that does cover your property for letting out. If you have a standard household policy this will be void when letting the property.

Contents Cover

Your contents are not insured unless again you do have a landlords contents policy. This is to cover your contents against fire & theft, which includes theft by tenants on leaving your property. This does not cover your tenants contents which is their responsibility to insure.

Rent Guarantee

We would strongly recommend that all landlords obtain a form of Rent Guarantee insurance but is not mandatory.
